VNRE- A draft on basic land prices in Ha Noi in 2011 said prices in the coming year would remain the same reported Ha Noi People's Committee.

Calculation of land use tax, tax of income from selling land, registration fee for land, and land rent would be based on those basic land prices.

The basic prices of land would remain at the lowest of VND2.34 million per square metre in Duong Noi and Ha Dong District, while land on Hang Ngang and Hang Dao streets in Hoan Kiem District will be priced at the highest of VND81 million per square metre.

Prices would increase to VND1.67 million-VND26.4 million per square metre in Tu Liem, Gia Lam Thanh Tri, Dong Anh, Hoai Duc, Dan Phuong and Thuong Tin.

The Ha Noi Natural Resources and Environment Department said the draft of those land prices might push commercial prices up at those districts and neighbouring land of those districts.

Basic land prices in agricultural areas are likely not to change. Land that is used to grow rice cost VND54,400-252,000 per square metre and land that is used to raise aquatic products cost between VND36,000-201,600 per square metre.

The drafts also added land prices for new streets based on the prices of streets having the similar conditions with the new streets.

The department said those prices at the draft tried to approach to the land prices on the market for solving problems in site clearance of key socio-economic development in Ha Noi.

The city's authorities planed to set up project on using land by 2020 that would be suitable with projects of socio-economic development in the capital by 2020 and toward to 2030.
